Giving Appreciated Real_EstateThank you for you interest in making a gift of appreciated real-estate to Scripture Union. We greatly appreciate your love and support of this ministry.Making gifts of appreciated real-estate that have been held for more than a year can be a good plan of stewardship. You can gift all or a partial interest in the property prior to selling. However, it’s important that there is no pre-arranged sale prior to the gift that requires the ministry to sell to a particular buyer.

By making a gift of appreciated real-estate you can avoid all of the capital gain tax, if giving the entire property, or a proportionate amount of capital gain tax if gifting a partial interest. A donor can typically receive a charitable tax deduction for the fair market value, based on a qualified appraisal, of up to 30% of their adjusted gross income. Any remaining deduction amount can be carried over up to five additional tax years. The cost of the appraisal is the responsibility of the donor.

Real-estate can also be given in return for a charitable gift annuity or transferred to a charitable trust and then sold in this tax free environment. Both of these options are designed to provide you with a life long income stream with the remainder at your passing becoming a gift for our ministry.
